Indicative interest rates by loan type
Compiled from published bank and NBFC rate cards (August 2026). These are market reference points to help you plan — your actual sanctioned rate is set by the partner lender based on your profile, security and loan amount.
| Loan Product | Amount | Security | Starting Rate* | Tenure |
|---|---|---|---|---|
| Business Loan (secured) | ₹10 Cr & above | Secured | 10.50% p.a. onwards | Up to 8 years |
| Property Loan | ₹10 Cr & above | Property-backed | 9.00% p.a. onwards | Up to 15 years |
| Mortgage Loan (LAP) | ₹10 Cr & above | Existing owned property | 9.00% p.a. onwards | Up to 15 years |
*Indicative market starting rates from public lender rate cards, subject to change — not a binding quote. Tenure ceilings reflect common industry norms; your lender may offer a different maximum. Final rate, tenure and charges are decided by the partner bank/NBFC after credit assessment.
What determines your interest rate?
There is no single universal "bank rate." A lender's pricing depends on cost of funds and a set of borrower- and security-specific factors, evaluated case by case:
Indicative rates on this page are shown for reference only. Your final interest rate is determined after the partner lender's credit assessment and confirmed in your sanction letter.

What lenders evaluate on your property
- Property type — residential, commercial or industrial
- Location and market value
- Lender's own valuation vs. distress value
- Ownership / title clarity
- Existing encumbrances or mortgages
- Completeness of property documents
- Loan-to-value (LTV) ratio applied by the lender — commonly in the 50%–75% range industry-wide, higher for residential and lower for commercial/industrial property
The applicable LTV and eligible loan amount are set by the partner lender after valuation. We do not guarantee a fixed LTV or amount in advance.
High-value loan eligibility, in detail
Eligibility varies by lender and loan product. Meeting the indicative criteria below does not guarantee sanction.

- Partnership, company, LLP or other eligible entity
- Indian resident / entity
- Established business with demonstrable operations
- CIBIL ~800 generally preferred

- Business vintage
- Annual turnover
- Profitability, where applicable
- GST and ITR history
- Residential property
- Commercial property
- Industrial property
- Other collateral, subject to lender policy

Calculate your approximate EMI
Adjust the loan amount, rate and tenure to see an indicative EMI. This is a planning tool only — your actual EMI depends on the rate, charges and terms in your final sanction letter.
Max tenure varies by product — up to 15 yrs (Property/LAP) or 8 yrs (Business Loan).
Estimated Repayment
Indicative only, calculated on a standard reducing-balance formula. Actual EMI, charges and tenure options are confirmed by the partner lender in your sanction letter.

Common questions before you apply
A Property Loan finances the purchase or improvement of a property. A Mortgage Loan (LAP) lets you borrow against a property you already own, for business or personal use. Both are assessed case by case.
Possibly, often via a balance transfer or top-up route, subject to the outstanding amount, current valuation and the lender's policy on properties with an existing charge. Assessed case by case.
The initial eligibility discussion doesn't involve a credit bureau check. A formal application with a partner lender typically involves a credit enquiry as part of underwriting — standard practice, with limited, short-term impact on your score.
